As a Building and Facilities (B&F) Supervisor, you will be working closely with the Asset Manager on various exciting projects. You will support the Real Estate and Facilities Committee (REFCO) process through gathering requests, evaluating projects, and providing alternatives / recommendations for submission. Your role contributes to the development of ten year projections and planning, including patnership with Real Estate groups on lease renewals, purchase opportunities, and building expansions. This opportunity will also allow you to collaborate with various functions on projects and determine the equipment needs for business units.
Support the Pre-REFCO and REFCO Processes
Gather project requests from business units to determine the upcoming year's capital needs.
Evaluate projects to ensure that the accuracy of the information is correct and procedural requirements are being met.
Partner with the Asset Manager and project owners to review requirements and discrepancies.
Conduct reviews on return-on-investment requirements to ensure that it is align with UPS policies.
Provide recommendations and alternatives to REFCO through collaboration with the Asset Manager.
Support the Development of the Buildings and Facilities Ten Year Plan
Validate marketing volume forecasts to develop ten year projections by service center.
Verify current building requirements based on volume levels and expected performance to determine base year needs.
Develop a capacity model for review and approval with the senior management to determine future building, facility, and automotive requirements.
Collaborate with Cross-Functional Groups
Collaborates with other business units to develop project alternatives and costs to support the REFCO process. Sets expectations with the cross-functional groups and ensure that all are accountable for their project responsibilities.
Communicates daily with cross-functional groups to ensure projects remain on track.
Develop Real Estate Requirements with Business Units and Corporate Groups
Partner with the Asset Manager to advice other business units on potential lease renewals, purchase opportunities, and future building expansions.
Determine facility requirements and identify any potential issues for lease renewals – all of which are to be aligned with five year plans (e.g., capacity requirements, etc.).
Request facility alternatives from Real Estate to understand what is available in the market.
Work with Real Estate groups on required requests for appropriations (RFAs) to assist them in submitting lease renewals to REFCO.
Team up with other business units to determine equipment requirements.
Analyze the appropriate mix and quantity of equipment orders (e.g., short versus long trailers, day cabs versus sleepers, etc.) to ensure equipment ordered are sufficient for the business needs.
Assist in creating corporate RFAs (equipment orders) for REFCO’s approval.
Manage and oversee multiple projects across its entire lifecycle.
Discuss the project details and obtain approvals from the various stakeholders.
Develops project plans (i.e., detailed plan, milestones, and work breakdown structures) and assigns tasks to resources to ensure that the project will be completed in a timely manner.
Work with the relevant functions/groups on process ownership and changes, and to manage the impact of the projects. Ensure that all are kept informed on the status, timelines and deliverables.
Supervise and Develops Others
Determines employees’ training needs to produce continuous development plans.
Provides on-going feedback and support to encourage continuous performance improvement.
Ensuring that the employees are meeting the right performance levels to achieve individual and group goals.
Resolve any individual and group performance issues in accordance with UPS’s policies and procedures in a timely manner.
Possess a Bachelor’s Degree in Engineering, Facilities or Property Management.
Minimum 3 - 5 years of working experience in the Logistics or Supply Chain industries. Professionals from the manufacturing sector (covering process control and design, production planning, etc.) will also be considered.
Prior experience in Industrial Engineering will be advantageous.
Confident, reliable, driven individual with solid numerical, data analytics and financial analysis skills.
Excellent interpersonal and presentation skills, with the ability to communicate effectively and to work well with people of all levels.
Comfortable with occasional travelling for projects.
